Bathroom Renovation Snag List
A bathroom renovation report should make visible findings easy to locate while being clear about what was not tested. Organise finishes, fittings and incomplete work separately from specialist checks that require their own methods and records.

State the inspection boundary
Record the room, date, stage of work and areas accessible during the visit. Note whether protection remained in place, surfaces were obscured or work was still underway. Explain if the visit was limited to visible finishes.
A photograph of tiles or sealant does not establish the condition of concealed waterproofing. Do not present a visual snag list as certification of plumbing, electrical work, waterproofing or drainage. Obtain the relevant records and competent assessment through the responsible project process.
Organise visible observations by element
- Tiled surfaces: locate the particular tile, joint or edge being discussed.
- Vanity and storage: identify the door, drawer or panel rather than the whole unit.
- Mirrors and screens: record visible marks from an accessible position.
- Exposed finishes: describe the exact junction and what is unfinished or marked.
- Missing components: distinguish absent fittings from fittings not yet due for installation.
- Access: record anything that could not be seen without removal or unsafe reach.
Describe an observation before deciding its classification. “Gap visible at this junction” gives someone a finding to assess. A statement about a failed system needs more evidence than an image of its exposed finish.
Worked example for an incomplete vanity
An illustrative item is: “Ensuite vanity, left lower cupboard. Handle absent when unit presented for finish review. Door face protected; condition beneath film not inspected.” Add a context image and a detail showing the intended handle position if that is visible.
Ask the nominated contractor whether the handle is outstanding and when the protected surface can be reviewed. Keep the missing fitting and the uninspected finish distinct. Completing the handle does not answer the question about the concealed face.
Prepare follow-up without losing scope
